If you are moving out of your rental property there are a few items you need to complete ahead of time to ensure the process goes smooth
If you re vacating at the end of your lease term, notify your property management company that you will not be renewing your lease and of your intent to vacate. This must be done according to the time frame specified in your Lease Agreement. Most Agreements require you to give written notification at lease 30 days prior to your move out date. Check your Lease Agreement to determine what is required. If you don’t have a copy of your Lease Agreement you should contact your property management company for clarification. Failure to notify your property management company as per the stipulations in your Lease Agreement could cost you money. Lots of money.
If you need to vacate prior to the end of your lease term you have additional responsibilities. Not only will you need to notify your property management company as mentioned above, but you will most likely be responsible for any monthly rent until the end of the lease, even if you no longer live there. Notifying your property management company early could help alleviate some of the monies you owe. If the they can secure a new renter for the property you will only be responsible for the rent up until the new renters lease begins. This is why good communication with your landlord is crucial and keeping the property in "show ready"
condition works to your advantage. You may have other options available to you, such as if you’re active military. The sooner you talk to your property management company the better it could work in your favor.
Read your lease to find out what your responsibilities are as it pertains to the condition of the property. Normally you would need to leave the property in a similar condition as to when you moved in, outside of some normal wear & tear. Your property manager should be able to supply you with a list of items you need to handle prior to our move out. Repair any damages that happened during your tenancy, have the carpets professionally cleaned, make sure the landscaping is up to par, have the house professionally cleaned, and basic maintenance items need to be completed are some of the items that may fall under your responsibility. If you are unsure, you can have us do a preliminary move out inspection to point out the items you’ll need to address. We know the standards our clients expect of the properties so we can definitely give you a heads up on items you need to resolve before your move out (a fee does apply for this preliminary inspection). Keep in mind that it's cheaper to do the maintenance items yourself, rather than have the property management company hire a vendor, provided you perform the repairs properly.

Do you need to schedule a walk-through inspection at your move out? No, but it’s strongly recommended. You do have the option of turning in your keys, transmitters, FOBS, etc to your property management company yourself. Keep in mind you are responsible for rent up until you turn in the keys. If you turn them in after your lease ends, you will still be responsible for rent for each day until the property management company receives the keys. We highly encourage you to schedule your move out walk-through inspection with us. We will meet you at the property, perform a thorough inspection and go over the final report with you upon its completion so you have a complete understanding of what conditions/repairs may be charged back to your security deposit. This inspection is done once you have completely moved everything out of the property, and with all the utilities still active. The time needed to conduct the inspection will vary according to several factors, such as the size of the property and the condition in which you leave the property. Typically, the move out inspection will take from 1-1/2 hours to 2-1/2 hours, on an average. You will surrender all keys at the time of the inspection to the tech and you will no longer have access to the property upon the completion of the inspection. If you opt not to attend the inspection on your move out date, or elect not to remain for the inspection and just turn over the keys, you can request a copy of the inspection report from your property manager. The report is normally available to them about 2 business days after the inspection. If you turn in the keys to the property management company, you will not be able to attend the inspection when it takes place. We would have to wait until we receive the keys from the property management company and then schedule a date to conduct the inspection, which may not be right away. Once you turn in the keys, your lease officially ends as well as your right to enter the property after that point. This is why it’s strongly recommended to schedule and attend the inspection on your move out date. Make sure to call and schedule as soon as you put in your notice to vacate, since our schedule fills up quickly, especially at the end and beginning of the month. If you wait until the last minute to call we may not have an appointment available on your move out date to conduct the inspection, and you’ll need to turn in the keys to your property management company.
Moving and renting is not a easy or cheap process. You probably paid a lot of money as a security deposit when you moved in, and most likely you’d like to get it back. By performing the steps outlined above you help yourself to protect that deposit. Make sure you are aware of your lease requirements pertaining to moving out, leave the property in “as like” condition as when you moved in, take care of all damages and maintenance items, make sure all rent monies, fees, charges, etc. are current with your property management company. and ensure the property management company has a forwarding address for you where any refund can be sent. Keep in mind you shouldn’t expect to receive any refund of your deposit back immediately. The property management company has 30 days to provide you with any refund here in Nevada. They will ensure that a complete accounting is provided to the property owner and you. They will usually wait for any repairs to be completed so that any charges are properly assigned. The move out inspection report is a visual inspection of the property but some items may not become apparent until repairs are undertaken. Once repairs are completed and charges received from any vendors, an accounting of charges will be done up. If any charges are determined to fall under your responsibility, those charges may be deducted from any security deposit you have on file. This is why it’s important to take care of the property, pay all rent and fees that are due and ensure all the steps required for your move out as listed in your rental agreement are followed and completed.
