Would you take your automobile to a mechanic that took a class on how to repair cars but has never actually worked on one, or to a mechanic that has also actually worked on cars? So why do you trust a huge investment like your rental property with someone that has only taken an inspection class? Did you know that many home inspectors couldn't even change a toilet in their own home? It's a sad fact that most home inspectors have only taken a class to get their inspectors license but have never actually worked on a house!
Do you know the difference between a post-tension slab and one that's not? Can you tell when a house has copper or PEX water lines? How about if a home has a garage or not? Can you tell the difference between carpet, tile or wood floors? Well, considering some home inspection reports we have reviewed, the inspector couldn't.
You can rest assured that with over 20 years of actually working on and repairing properties, not only do we know that there is, or was, a water leak, but we can tell you what's causing it. And yes, we can tell the difference between carpet and wood floors (It's true, in a home inspection we reviewed the inspector stated a room had carpet which actually had wood floors!)
Just like when you are buying a property and want to know what issues you should be aware of, the same goes true for your rental properties. What may appear to be nothing to a tenant may actually be something that could cause serious and expensive damage to your property, or in the case of a condo or townhouse, damage to the property below or next to you. This is why inspections by someone qualified is very important.
When a tenant moves out, not only will a thorough inspection let you know what items need to be addressed before the next tenant moves in, such as a broken towel bar, sticking doors or a leaking faucet, but also what signals the house is giving off that there may be more serious items that need your attention.
In addition, we can perform periodic inspections during a tenants occupancy to ensure that not only is the tenant taking care of your property but recognize signs of issues the tenant may not be aware of. These inspections are especially important if you're planning on extending a tenants lease. A pre-renewal inspection can ensure you're notified of issues the tenant should take care of prior to renewing their lease. The same goes true prior to a tenant terminating their lease. You don't want to be surprised by thousands of dollars in needed repairs after the tenant moves out. By conducting periodic inspections (we recommend every 6 months) you can keep a handle on minor items before they become expensive ones.

This doesn't make us very popular with real estate agents, because they know the more issues encountered the more likely the deal may fall through.
